Everyone seems to know someone who “sold in a week” or “found a deal before it hit the market.” The truth is—much of what people think they know about real estate isn’t quite accurate.

Here are three of the most common misconceptions we hear in Delaware County (and beyond):

1. “Spring is the only good time to sell.”

Yes, spring is traditionally busy—but that doesn’t mean it’s the only window for success. Serious buyers are active year-round, especially in competitive local markets like we have in many towns and neighborhoods in Delco. Fewer listings in fall or winter can actually work in your favor, since your home has less competition. With the right preparation, marketing, and pricing strategy, any season can be the “right” one.

2. “I’ll save money if I sell my home myself.”

I get it, commissions can seem like an easy place to cut costs. But in practice, homes sold with professional representation consistently sell for more. An experienced agent doesn’t just put your home online; they position it, price it, market it, and negotiate every term to protect your interests. Plus, buyers’ agents often hesitate to show For-Sale-by-Owner properties because of limited information or unclear processes. Also, buyers think if a seller isn’t willing to invest to sell their home, what else has the seller cut costs on with regard to maintaing the home?

In short: going it alone may look like savings on paper—but it often costs more in the end.

3. “All agents do the same thing.”

Not even close.

The best agents bring a unique mix of market expertise, communication style, and local insight. Some specialize in downsizing clients, others in new construction, relocation, or investment properties. The difference often comes down to strategy, experience, and how well your agent understands your goals.
